From first-time buyers navigating 25-year mortgages

"

I almost made an offer without checking the flood zone mapping. NestCheck flagged that the property sits within a zone expected to expand over the next two decades. My realtor had no idea.

"

I knew I could afford the mortgage. What I didn't know was the tax trajectory in that borough, or that a planned transit corridor was coming three blocks away. This changed my shortlist entirely.

"

It's like having a dispassionate friend who checked everything before I let my emotions take over. Worth every dollar before signing a 25-year commitment.

About what NestCheck is — and what it isn't.

Zillow and Realtor.ca help you find and buy properties. NestCheck helps you stress-test a specific address before you commit. We don't list properties, predict sale prices, or work with realtors. We analyze the 30-year context of the address itself — climate risk, infrastructure momentum, neighborhood trajectory — using government and public data sources.
Entirely from open government sources: the Quebec Ministry of Public Security (flood mapping), Statistics Canada (demographics, income, vacancy rates), Ville de Montréal (building permits, assessment rolls, crime data), CMHC (rental market data), ClimateData.ca (climate projections), and the federal infrastructure database. All data is licensed under CC-BY 4.0 for commercial use with attribution.
No. NestCheck is an information and intelligence tool. We surface publicly available data in a structured format. All investment, mortgage, and financial decisions should be made in consultation with licensed professionals. We do not predict property prices or guarantee outcomes.
No — and we won't try. Price prediction is both speculative and legally complex. Instead, we surface the underlying conditions that historically correlate with appreciation: low vacancy rates, planned transit investment, infrastructure momentum, improving school trajectories. You interpret the signals; we don't make the call for you.
Montreal only for now. The depth of our data coverage — municipal assessment rolls, real-time permit feeds, SPVM crime data — is greatest in Montreal, and we'd rather do one city exceptionally well than many cities poorly. Other Quebec cities and eventually the rest of Canada are planned.
Depends on the source. Flood zone maps update following major events. Building permits and crime data refresh weekly from municipal APIs. Demographic data follows Statistics Canada census cycles. Climate projections update when new federal models are released.
